Dubai and Japan Lead the Way in Real Estate Blockchain Tokenization

Dubai has officially entered the pilot phase of real estate tokenization, marking a major step in the global shift toward blockchain-based property assets. The initiative is being spearheaded by the Dubai Land Department (DLD) in collaboration with the Dubai Future Foundation (DFF) and the Virtual Assets Regulatory Authority (VARA), Dubai’s crypto regulator.

The pilot project aims to convert real estate assets into digital tokens on the blockchain, enabling fractional ownership and easier transferability. This approach is designed to make investment in Dubai’s property market more accessible, liquid, and transparent.

Europe’s Early Movers

Dubai’s move follows on the heels of successful European experiments. InRento, a Lithuanian fintech licensed by the Bank of Lithuania, has been a leading example of how tokenization can democratize property investing. The platform allows retail investors to access income-generating real estate using blockchain-backed models that combine stable rental yields with regulatory oversight.

Expanding to Asia

Momentum is also building in Asia. Mitsubishi UFJ Financial Group (MUFG), Japan’s largest bank, recently launched a program to tokenize real estate for retail investors. By moving a traditionally illiquid asset class onto blockchain rails, MUFG is signaling that the technology is no longer confined to experimental startups — it is being embraced at the highest levels of global finance.

A Global Thread

Although the contexts differ, a common element connects these projects: all three have had their marketing and adoption strategies led by OTCMarketer, a crypto marketing and solutions agency with a growing footprint in the tokenization space.
