Dubai’s skyline is set for another major addition with the launch of the Christian A. Rockefeller Business Tower, an 87-storey Grade A commercial development planned for Sheikh Zayed Road.
Developer LMD has launched the project in partnership with Christian A. Rockefeller, represented by Iconique Living Group, with Devmark handling sales and marketing. The development is positioned on the Business Bay side of Sheikh Zayed Road, close to Downtown Dubai and DIFC, and is currently scheduled for completion in Q2 2031.
One detail needs careful clarification. LMD’s launch announcement describes the tower as rising 400 metres, while separate project factsheets and sales material reported by multiple Dubai property sources list a height of around 372 metres. With those figures currently conflicting, it is safer to describe the building as an 87-storey supertall commercial tower rather than treating either technical height as completely settled.
Where: Sheikh Zayed Road, Dubai | Developer: LMD | Floors: 87 | Expected completion: Q2 2031 | Type: Grade A commercial tower
A new landmark for Dubai’s business district
The project is designed primarily as a premium office development rather than a mixed-use residential skyscraper.
LMD says the building will introduce the Christian A. Rockefeller branded real-estate concept to Dubai, with the tower offering different categories of office space for individual businesses, larger companies and organisations seeking entire floors. Current project material places the smallest offices at approximately 1,077 square feet, with larger half-floor and full-floor headquarters also planned.
The tower is being positioned between several of Dubai’s major commercial districts, giving businesses relatively quick access to Business Bay, Downtown Dubai and DIFC.
It will also sit between Business Bay Metro Station and Burj Khalifa/Dubai Mall Metro Station, adding public-transport connectivity to a project otherwise focused heavily on premium corporate space.
The offices are getting hotel-style facilities
One of the more unusual elements of the project is LMD’s focus on what it calls the “hotelification” of office space.
Rather than limiting amenities to meeting rooms and a conventional business lounge, the development is planned with five dedicated amenity floors, including two floors focused on wellness.
Current plans include a spa with treatment rooms, sauna and steam facilities, fitness spaces, an infinity pool, padel court, meditation areas and outdoor relaxation zones. Retail, cafés and restaurants are also expected within the podium levels.
The concept is designed to allow people working in the building to use fitness, dining, wellness and business facilities without leaving the development.
The top floor will become a sky business centre
Level 87 is planned as one of the tower’s standout spaces.
The proposed sky business centre will include co-working areas, lounges, meeting rooms, private call spaces and podcast rooms. Plans also include a ballroom and outdoor areas for corporate functions.
An elevated infinity pool is also planned at the top of the tower, giving the business centre views across Dubai’s skyline.
LMD says the building will be served by 23 elevators, including high-speed double-decker lifts, while more than 1,100 parking spaces are planned for office owners, employees and visitors.
Its architecture will bring a different look to Sheikh Zayed Road
Current renders show a glass tower with a curved, ribbed façade, landscaped terraces and a pointed crown, creating a profile designed to stand out among the high-rises already lining Sheikh Zayed Road.
The common-area interiors are being developed by Bahrain-based International Design Associates, with design influences drawing on Art Deco, industrial New York lofts and contemporary Manhattan interiors.
Upper-level office configurations are expected to become increasingly exclusive as the building rises. The highest office collection is planned around full-floor spaces with private terraces, while views will vary between Burj Khalifa and Downtown, Business Bay, Sheikh Zayed Road and the Arabian Gulf.
Why the Rockefeller name is part of the project
The building is being developed with Christian A. Rockefeller, described in the project announcement as a sixth-generation descendant of the Rockefeller family.
The Dubai tower is being presented as the global real-estate debut of the Christian A. Rockefeller brand, with Iconique Living Group representing Rockefeller in the partnership.
It is important not to confuse the project with Rockefeller Center in New York or Rockefeller Group. Current project reporting treats the Dubai development as a separate branded real-estate venture involving Christian A. Rockefeller and LMD.
When will the tower be completed?
The latest developer-led launch information puts completion in Q2 2031.
Because the project is still at an early stage, elements such as final specifications, office configurations and even the precise architectural height can change before completion.
That last point is particularly relevant here: although the launch statement promotes the development at 400 metres, other project material currently lists approximately 372 metres. Until those figures are formally reconciled, the confirmed takeaway is that Christian A. Rockefeller Business Tower is planned as an 87-storey Grade A commercial skyscraper on Sheikh Zayed Road, with a targeted handover in 2031.
If delivered according to the current plans, the project will add another major supertall development to the Business Bay–Downtown corridor while pushing Dubai’s premium office market further towards the hospitality-style amenities usually associated with luxury hotels.
